Zoning board reports heavier caseload, new neighbor-notification steps and expected hearings on plan-development ordinance

At the June 18 committee meeting village staff summarized the Zoning Board of Appeals and Zoning Commission activity for 2025 and outlined procedural changes to improve neighbor communication.

Staff liaison Rich said the office processed a high caseload — 28 cases reviewed by staff and 26 before the board — and that the zoning board approved 20 total cases, consisting of roughly 35 individual variation requests. "As far as the variation types, setbacks continue to be the most common variation request," Rich said.

Rich and other staff described procedural improvements: staff has begun posting signs on applicant properties, expanded the scope and detail of neighbor-notification letters (typically to neighbors within 250 feet) and plans to produce handouts and procedural guides to help the public understand hearings.

The presenters also reviewed past zoning-code clarifications (including revised rules on nonconforming structures and minimum lot widths) and warned that potential state-level zoning changes could affect local authority. The zoning commission is expected to hold public hearings next month on the plan-development ordinance draft described earlier by the plan commission.

No board action was taken at committee beyond receiving the report and thanking staff.
