Rebecca Green, representing the applicant, said the changes are a modest "brand refresh" to reflect a new logo and that the signs are intended to fit the current locations above entrances. "Theyre just sort of a brand refresh," she said.
Board members asked whether prior waivers for the existing signage remain tied to the property and whether a like-for-like replacement could be reinstalled without returning to the board; staff clarified that waivers run with the property and that if the old signs are removed and new ones installed the board would need to see the new signs. Members also questioned whether the letter stroke and size would be adequate for internal channel-letter illumination; staff and the applicant confirmed the intention is internal illumination and the board conditioned approval on letters being large enough to be internally illuminated.
A motion to approve the certificate with the condition that letters be sized for internal illumination passed; the board recorded the approval "with all votes to approve the certificate subject to the following conditions, that the letters are large enough to be internally [illuminated]."
What this means: Avalon Senior Living can replace the two wall signs in the described locations, but the final sign fabrication must meet the letter-size condition to ensure internal illumination is feasible. Any materially different sign design or larger dimensions that would have required waivers may trigger a return to the ARB.
