River Ridge Board approves gatehouse redesign work and master signage plan

The River Ridge CDD Board on Oct. 22 approved contracting steps to redesign two gatehouses and to replace community monuments and signage across the district.
Eric Long presented RG Architects’ fee proposal to redesign two gatehouses. The work focuses on a façade update rather than demolition; the main gate will be removed and redesigned after repeated vehicle strikes. Long recommended booking $62,500 as an upfront deferred design cost to be invoiced when district financing is issued, so permitting and design work can proceed during the 12–18 month design and permitting window.
The Board authorized Bowman to retain RG Architects, as a subconsultant under Bowman’s standard terms, and authorized the Chair to execute documents after review by District Counsel and the District Manager. Mr. Krebs (District Engineer) will confirm whether original drawings exist and will coordinate contract details and elevation certificate needs.
Separately, the Board approved Bowman Consulting Group’s proposal for landscape architecture services to execute a Pelican Sound Master Signage Program that replaces monuments across neighborhoods; neighborhood replacement costs are budgeted under Pelican Sound replacement reserves. Staff said some monuments will be relocated and updates will be provided to neighborhoods when designs are available.
Mr. Blumenthal will serve as Board liaison on the gatehouse project and Mr. Long will lead coordination with neighborhoods and contractors.
