Residents raise drainage, slab‑moisture concerns; Board approves drainage easement template and pond equipment moves

A River Ridge resident told the Board on Oct. 22 that ponded water behind her home led to severe moisture under the slab, buckled flooring and mold. The resident, Lynde Sorensen, said inspections found no plumbing or HVAC leaks and that high ground moisture and stormwater ponding are contributing factors; she asked the CDD and the HOA to coordinate on perimeter drain tiles and downspout extensions.
Board Chair Bob Schultz and District Manager Cleo Adams said drain tiles are likely an HOA responsibility, while the CDD may be able to address certain ponding issues. District Engineer Charlie Krebs noted historical reasons the drainage was not installed at the location (originally an indigenous preserve rezoned later as Club land) and said that some areas are outside the water‑management system.
Separately, the Board considered several operational drainage items. Premier Lakes reported a nano‑bubbler unit near a homeowner’s lanai needs repair and staff discussed proposals to relocate the unit and related electrical work; Operations Manager Shane Willis will follow up with the contractor and confirm electrical proposals.
District Counsel Tony Pires presented a template Proposed Grant of Easement for drainage from the PSGRC to the River Ridge CDD and the Board approved that approach, agreeing that each future easement will include a specific sketch and legal description when presented for approval. District Engineer Charlie Krebs said he is preparing two additional drainage easements (Seaside II and the Golf Course area) and will forward drafts to counsel when complete.
The Board agreed to provide updates to neighborhoods and coordinate among the CDD, HOA and golf course where appropriate to address localized ponding and drainage repairs. No formal cost estimate for homeowner drain tiles was provided at the meeting.
