Planning commission recommends approval of Alderman Farms 110‑unit development with conditions

Assistant Manager Brandon Stanick summarized the Alderman Farms final planned residential development proposal on Jan. 27, describing a 110-unit development (95 townhouses and 15 single-family detached units) on 37 acres along Spring Run Road Extension; the project also includes 28 additional single-family detached units located in Moon Township on 23.4 acres.
Stanick noted that previously requested modifications (lot width and side-yard reductions and approved slope disturbances) were approved with the preliminary submission. The plan includes provisions for a fee-in-lieu of recreational land at $1,068.32 per unit and an impact fee totaling $89,700 (equivalent to $815.45 per dwelling), as stated in staff materials.
Following discussion and confirmation that no changes were made to the preliminary plan, Ken Faux moved to recommend Board of Supervisors approval of the final planned residential development with conditions that the planning module be finalized prior to building permits, that roadway-occupancy permits for site access be submitted to Allegheny County prior to grading permits, and that proposed HOA governing documents be submitted to the township for review prior to building permits. Tim Cook seconded. The motion passed on a unanimous voice vote.
The commission’s recommendation will be forwarded to the Board of Supervisors along with staff review materials.
