Commission delays decision on PVC Vers aTex clapboard at 29 Bass River Lane pending samples and clearer front images

The South Dennis Historic District Commission on June 17 voted to continue consideration of application 26-237 for 29 Bass River Lane so commissioners could inspect physical samples and view a clearer front elevation before deciding whether the proposed PVC 'VersaTex' clapboard is appropriate for the house's front facade.

Chair explained the application raises two distinct questions: whether clapboard is appropriate on the front of this mid-20th-century ranch-style house and whether the proposed PVC composite product should be allowed in the historic district. Commissioners said the images uploaded to the record did not clearly show the front elevation and asked for cut sheets and hand samples to evaluate texture, color and weathering.

Applicant Mike Moreau, participating by phone, said he obtained samples at Hinckley and described the product as a butt-joined, PVC clapboard-like material that differs from thin overlapping vinyl. "It looks very similar to cedar clapboard because it butts and not overlaps," he said, and added the product carries a color-fade warranty he said was roughly 30 years. Commissioners were skeptical about long-term weathering and how shutters or trim would be rehung on a floating PVC system and asked for manufacturer literature and samples.

Don moved to postpone the application to the July 15 meeting so staff and commissioners could review physical samples and updated photos; David seconded and the motion passed unanimously. The chair volunteered to obtain samples from Hinckley to distribute to the commission ahead of the next meeting.
