Hebron board gives preliminary approval to Ohio Valley KB with language changed to 'cabinet sales and distribution facility'

The Village of Hebron Planning & Zoning Board on March 7 granted preliminary site development approval to Ohio Valley KB, Ltd. for a project east of 150 Arrowhead Blvd., with the board modifying the project description to “cabinet sales and distribution facility.”

Ohio Valley KB, Ltd. applied for preliminary approval under Zoning Code 1109 for the parcel directly east of 150 Arrowhead Blvd. (Parcel 075-345318-00.002). During the public hearing, Board member Randy Wolf asked whether the fire department had signed off on the proposal; Brian Wood, representing ADR, confirmed the fire department had signed off on the proposed project. Mayor Valerie Mockus asked whether the site would require additional parking if a more aggressive commercial use replaced the initial project; Brian Wood said there is a little additional space for parking.

Mayor Valerie Mockus moved to approve the site development application with the approval language amended to describe the use as a “cabinet sales and distribution facility.” Scott Jacobs seconded the motion; it passed unanimously with members Scott Jacobs, Michael McFarland (Vice Chair), Valerie Mockus (Mayor), and Randy Wolf voting in favor.

The board recorded the approval during its regular meeting following the public hearing. The minutes indicate the fire department has already signed off on the proposal; no further conditions were recorded in the minutes.
