Hebron planning board recommends rezoning for two Microsoft properties

At its April 1 meeting, the Village of Hebron Planning & Zoning Board voted unanimously to recommend that the Village Council rezone two properties tied to Microsoft Corporation.
Attorney Jill Tangeman, representing Microsoft, asked the board to rezone 323 N. High Street from Agriculture to an M1 Manufacturing 1 district and to consolidate the zoning at 129 N. High Street (currently M1, R4 and R1) into a single M1 district. Tangeman said the 323 N. High Street property is under review for proposed annexation into the Village; when asked whether existing buildings would be demolished she said she did not have an answer at that time.
Board member Mike McFarland moved to approve a recommendation to Council for the 323 N. High Street rezoning; Scott Jacobs seconded. The motion passed unanimously with votes from Chairman Rick Stoner, Jacobs, McFarland, Mayor Valerie Mockus and Randy Wolf. For the 129 N. High Street consolidation, Jacobs moved to approve the recommendation and McFarland seconded; that motion also passed unanimously.
The recommendations are advisory: the Village Council will consider the rezoning requests at a future meeting. No building permits or demolition decisions were recorded at the planning-board meeting; Tangeman did not provide firm development plans during the session.
Next steps: the board forwarded both rezoning recommendations to Council for final action. The planning board record notes the parcels and zoning districts involved and that annexation review for 323 N. High Street is ongoing.
