Planning board approves shoreland map correction for Tax Map 91 Lot 1

The Planning Board on March 23 approved a shoreland map amendment for Tax Map 91 Lot 1 after hearing a consultant’s revised plan and public comment.
Chris Coppi of Coppi Environmental told the board that a site walk and plan revisions had added the constructed ditch and flood-zone elevation to the plan, and that the coastal wetland lies farther seaward than shown on the town map. Coppi asked the board to accept (1) a corrected coastal wetland boundary that places the 250-foot setback further inland on the western portion of the parcel, (2) a priority III wetland setback from the main wetland, and (3) not to treat several small forested wetlands as continuous priority III wetland area. Coppi described the wetland as small, constrained by surrounding development, and having limited function and value in its present, altered state.
Board members pressed for clarifications: Janice Vance asked about the applicant’s use of a technical term related to flood storage and about prior Conservation Commission comments on connectivity to the town parcel; Richard Smith asked about legal access across neighboring land and whether future building would require additional permits if map changes were approved. The Town Planner read a written public comment from Select Board member Lisa Pratt into the record. Chair Chris MacClinchy asked staff to update AE Zone Elevation 9 on the map.
Motion: Janice Vance moved to approve the shoreland map amendment as presented; Richard Smith seconded. The board voted 4–0 in favor.
What’s next: Staff will update map notation (AE Zone Elevation 9) and the amendment will proceed through the town’s adoption process.
