The Town of Thunderbolt Planning & Zoning Board unanimously approved two setback variances Wednesday to allow petitioner Nate Hanks to convert a former church at 3239 Bannon Drive (parcel 3-0005-09-001) into a single-family residence.
Hanks, speaking via Google Meets, told the board he intends to preserve as much of the existing building as possible while adding a rear porch and expanding the front porch. He requested a five-foot variance on the front setback and a three-foot variance on the side setback to accommodate those work items.
The request prompted brief discussion about site safety and character. Commissioner Patricia Holland raised concerns about placing the dwelling closer to a road that, she said, carries heavy truck traffic. Building Inspector Bob Fischer said the existing tree would not be removed and noted his view that the tree would be impacted before a porch would be. Commissioners Len Hiers and Jim Kearns said the restoration would improve the area and preserve the cottageits history and character.
Commissioner John Mattingly made the motion to approve the two variances; Commissioner Len Hiers seconded. The board voted unanimously to approve the variances.
At the start of the meeting the board approved the agenda and the June 17, 2020 meeting minutes by unanimous votes. Chairperson Lisa Williams called the meeting to order at 6:32 p.m. and later announced she and her husband are moving to Florida and that she will step down from the Planning & Zoning Board.
The meeting was adjourned after a unanimous motion to close the session. Minutes were signed by Chairperson Lisa Williams and Clerk/Zoning Administrator Deatre Denion.
