Planning commission approves awning setback variance at 2606 Mechanics Ave

The Thunderbolt Planning & Zoning Commission voted to grant a variance reducing the front setback to 12 feet and the side setback to 5'7¼" so a commercial awning can be installed at 2606 Mechanics Avenue.

Frankie Kerby, who presented the petition on behalf of property owner Joni Espinoza, told the commission that "no parking will be removed" but that "some parking may intrude under the awning," and said the applicant will install car stops to prevent vehicles from striking awning posts. Town Attorney Charlie Barrow advised the commission that the parcel is a longstanding nonconforming use and that "additions to the footprint of the building are not allowed."

Commission Member Len Hiers moved to approve the setback reductions with conditions prohibiting expansion of the building footprint and preventing on-street parking beneath the awning; Commission Member Andrew Chivers seconded. The motion carried with Commission Member Jim Kearns opposed.

The commission's approval preserves the existing building footprint while allowing the visible awning and requires measures the petitioner described—car stops—to reduce potential conflicts with parked vehicles. The commission did not record additional conditions such as hours of operation or limits on the awning's size beyond the setback reductions.

The commission handled the motion as part of its new-business agenda and did not refer the matter for further administrative review at the meeting. The next procedural step, if any permits are required, would be handled through the town's permitting process.
