St. James to close community building for mold remediation; council approves $38,674 project

The St. James City Council on Aug. 7 approved a $38,674.27 remediation project to address black mold found in the community building basement and authorized closure of the building while the work is completed.
Minutes state two proposals were received from a vendor identified in the record as ServiceMaster Professional Services: one that addresses mold in floor joists only costing $28,891.65, and a more comprehensive proposal addressing floor joists, walls and ceiling costing $38,674.27. The minutes note that remediation cannot guarantee full removal of mold spores and that mold spores are unpredictable. The council approved the higher-priced, comprehensive remediation proposal, directed removal and disposal of stored items in the basement, and authorized closing and locking access between the community building basement and the theatre basement while work is performed. The vendor estimated the restoration would take up to two weeks and the community building must be closed during that time.
The motion to approve the $38,674.27 remediation project, closure of the building during work and disposal of basement items was made by Councilperson Kathleen Hanson and seconded by Councilperson Gene Hildebrandt; the motion was approved by unanimous voice vote.
