Bayside committee approves permanent front ramp at 110 West Krause Place, sets 60-day timeline for rear ramp

At its July 21, 2025 meeting in the Village Board Room, the Village of Bayside Architectural Review Committee approved a permanent concrete front ramp with three-foot-high black composite railings at 110 West Krause Place.

Property owner Mahmmod Muhamad presented the proposal to replace a temporary front ramp with a permanent concrete ramp matching the length and pitch of the temporary structure. Chair John Krampf reviewed the property's prior history of temporary ramps and said the committee required removal of one front and one back temporary ramp and submission of designs for any permanent replacements.

Committee members discussed the ramp's aesthetics and landscaping. Committee Member Marisa Roberts said landscaping should be centered in front of the ramp; the committee included that requirement in its approval. The committee also discussed optional post lighting; members agreed lights would be acceptable but not required.

The committee's approval includes a condition that landscaping centered in front of the ramp be installed within 60 days of the approval. The owner must either remove the existing rear ramp or submit a plan for a permanent rear ramp within 60 days; if a rear-ramp plan is approved, the committee allotted 60 days from that approval for installation. Chair John Krampf warned that failure to meet the deadlines could result in citations from the Police Department. Muhamad indicated he understood the requirements and timeline.

The motion to approve the front ramp was made by Trustee Liaison Ben Minkin and seconded by Committee Member Marisa Roberts; the motion carried unanimously.
