The Pittsboro Plan Commission on a unanimous voice vote recommended that the town council apply an agricultural zoning district to an annexation petition covering roughly 266.504 acres north of Interstate 74.
Cynthia, the town planner, told commissioners the petition covers eight parcels in an L-shaped configuration just north of the current town boundary, largely west of North County Road 425 East. The parcels are in Hendricks County and are currently used for agriculture. Staff said the area does not meet the comprehensive plan's short-term annexation threshold—because it lacks a population density of at least three people per acre and is not yet served by municipal services—but does meet the plan's medium-term priority criteria and is expected to be needed for development in the next three to five years.
Cynthia recommended applying the agricultural district upon annexation to reflect the existing rural character and to maintain open space and agricultural activities on the town's periphery. The commission moved, seconded and approved the recommendation to forward agricultural zoning to the town council by a recorded voice vote of 6–0.
The planning commission's recommendation will go to the Pittsboro Town Council for final consideration; staff noted the town should update the future land-use map when annexations are approved.
