Commission tables major exterior façade changes for 74 North High Street pending applicant attendance

The Canal Winchester Landmarks Commission on May 26 tabled a Certificate of Appropriateness for extensive exterior modifications at 74 North High Street, submitted by RRCT LLC and prepared by Archall Architects. The proposal included GAF Timberline HDZ shingles in 'Nantucket Morning', 7" James Hardi smooth lap siding in 'Evening Blue', James Hardi trim in white, new wood-clad windows and doors, black vinyl shutters, new exterior light fixtures and k-style gutters.
Staff and commissioners noted missing details in the application: the siding plan submitted did not reflect a proposed change from shake to lap siding, lighting locations and the exact window designs were unclear. Commissioners also observed the home is a pre-fab national model (circa 1949) and discussed whether adding rakes on the gables would distract from the original appearance. Given these open questions and the applicant’s absence, Pete Lynch moved, Carol DeGrosso seconded, and the Commission tabled the application to the next meeting so the applicant could attend and clarify plans.
The motion to table passed; commissioners expressed appreciation for the homeowner’s preservation track record but requested clearer plans and attendance at the next hearing.
