Frida, founder of the IndieLab, and project engineer Ralph Alfonsetti presented revised site plans to the Greenburgh Planning Board for an outdoor play area to serve a new preschool. The amended plan widens a drive aisle to meet fire access requirements, retains required ADA parking, and reduces or rearranges some parking spaces while keeping the total above the code minimum (applicant proposed 151 spaces where 145 are required).
Frida told the board the project is a recipient of a state‑funded grant and that the applicant has coordinated plans with the Office of Children and Family Services and Dormitory Authority; she said the state agencies have reviewed floor plans and a licensing letter is expected later in the process. Staff recommended bringing the applicant back in a work‑session format and then advancing to a public hearing; the board scheduled a public hearing for Feb. 5 with the goal of allowing the applicant to meet an intended September opening timeline.
Board members commended the applicant for eliminating variances and working with staff to satisfy code and fire‑department concerns. Staff will provide the applicant with the public‑hearing notice and posting instructions.
