Board hears zoning commission recommendation and approves first reading to rezone parcel for home construction

The board received a zoning commission recommendation and on a unanimous vote approved the first reading of a zoning-ordinance map amendment to rezone parcel ending in 000011 (2634 Buchanan Avenue, Salix) from AP (preservation) to AE (Agricultural Estate) to allow the property owner to seek a building permit.
Dan Priestley summarized the case, saying the property owner, identified in materials as William J. Smith, wants to build a home and that rezoning to AE is the standard pathway to obtain a building permit in that area. Priestley said he received minimal public comment and noted a pipeline in the area will be addressed during the permit stage.
Staff explained the county follows up to three readings for such rezonings under Iowa code; the first reading was approved 5-0. The board may waive remaining readings or schedule subsequent hearings per statutory process if public input or other steps require it.
