The Hidden Lake Association board on May 12 approved its 2026–27 capital improvement plan and reviewed financial statements that showed a rise in overdue assessments to $73,800 affecting 61 lots.
Treasurer Fern Fisher reported balances across operating and reserve accounts, including $96,233 in SBW checking, $195,858 in SBW pre-pay savings and $20,065 in SBW capital expense accounts. Fisher also listed emergency fund certificates of deposit at SCU with balances of $22,453 (12-month), $11,170 (6-month) and $11,126 (12-month), plus smaller donated funds for playground and events.
President Chris Vachon provided the board’s collections update and legal briefings. He said the outstanding balance rose from prior reporting after 2026 assessments were applied; eight accounts are aged more than one year and 53 are from the 2026 tax year. Four lots have active payment plans totaling about $21,000; four other lots were described as pending probate, in dispute, or in nonpayment. The board approved a request from lot 108-07 to use the pool while on a current payment plan (mover: Fern Fisher; seconder: Fred Pasler).
On governance matters, the board noted an audit is not required this year; the board may consider adopting a policy to conduct an audit on a three-year cycle. Legal counsel also provided updates on lot splits and combinations.
Recreation and facilities items were a major part of the meeting. The board confirmed the pool will open May 23, 2026. Repairs and operations items reported as completed or planned included replacement of the pool ladder with a brass ladder, filter sand replacement on a 4–5 year cycle, water service turned on, resolution of a fob battery issue and an emergency gate issue, and completed plumbing and trim work at Rossi Hall by contractors. A $700 quote for stair repair was approved to be paid from building repair project funds; gutters and additional wood repairs at Rossi Hall will be evaluated and hill seeding and mulching are planned.
Waterfront Director Fred Pasler said docks were installed successfully; some boards will need repair during the off-season. All slips are occupied and four members were removed from the wait list this year. Road Director Joe Traniello outlined plans for road grading in early June, ditching and gravel work in early July, exploring acquisition costs for HLA equipment, and applying calcium chloride on two hills.
The board moved the July meeting and budget-planning session to July 21, 2026. The meeting record shows the HLA sign will be installed the following week. The meeting adjourned at 7:14 p.m. (mover: Chris Vachon; seconder: Marc Belland).
