River Ridge CDD approves gatehouse redesign contract approach and district-wide signage program

At its Oct. 22 meeting the River Ridge CDD authorized Bowman to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approved the Pelican Sound Master Signage Program landscape architecture proposal from Bowman Consulting Group.
Eric Long, PSGRC general manager, said the gatehouses will receive a cosmetic redesign rather than demolition and that design and permitting are expected to take 12 to 18 months. The board discussed booking a $62,500 design cost as an up-front deferred, reimbursable expense to be invoiced when district financing is issued. The board approved a motion authorizing Bowman to retain RG as a subconsultant and authorized the chair to execute documents after review by counsel and the district manager.
Mr. Long said Bowman will provide monument and 3-D renderings for neighborhoods when ready. Charlie Krebs, district engineer, noted new elevation certificates may be required and said he would check for any available original construction drawings.
Why it matters: The approvals set procurement and design paths for neighborhood entry features and marker replacements that shape community appearance and may be tied to future financing and reserve funding. The board designated Mr. Long to lead the effort and Mr. Blumenthal to serve as the board liaison for communications and monthly updates.
