Commission sets conditions and approves Ship Kenosha vehicle facility at 2717 18th Street

The City Plan Commission established conditions of approval and approved a vehicle-facility permit for Ship Kenosha at 2717 18th Street during the Dec. 4 meeting after staff and the applicant revised site plans to address truck access and pedestrian routing.

Applicant Scott Linsley said staff visited the site and the applicant revised plans to show a pull-through area for a 20-foot (roughly 27-foot overall length) primary truck and additional smaller drop-off trucks that fit within parking stalls. Staff confirmed that accommodating a 20-foot truck as the primary vehicle and smaller drop-offs would satisfy prior concerns about truck maneuvering and landscaping impact.

Staff also noted an ordinance-required pedestrian connection from the public sidewalk on 18th Street to the private north-south sidewalk; the commission has discretion to waive the connection and elected to proceed with the conditions as discussed. A commissioner moved to approve the conditions as presented and the commission adopted the recommendation by voice vote. Several commissioners thanked staff for conducting site visits in difficult weather to verify dimensions and clearances.
