The City Plan Commission approved a conditional-use permit for a 94-unit Brookstone apartment project at the southwest corner of 42nd Street and 35th Avenue, subject to conditions discussed during the meeting.
The applicant said they had returned with the south-side landscape plan and revised elevations (including balconies) the commission requested at an earlier hearing. Staff confirmed the packet shows landscaping and elevation updates and recommended approval conditioned on the remaining items being completed before building permits are issued.
Commission discussion focused on a cash contribution toward playground equipment: staff noted the condition reads either a $50,000 contribution or equivalent on-site amenities. The applicant said they were reviewing which option to pursue and expected to meet the condition prior to permit issuance.
Commissioners moved and the commission approved the conditional-use permit subject to the stated conditions by voice vote.
Why it matters: The approval moves a sizable multifamily project forward in district 10 but ties final permits to fulfillment of landscaping, elevation and amenity conditions that staff and the commission will review.
Next steps: The applicant will finalize the outstanding items and staff will verify compliance before permits are issued.
