Sevier County establishes R-1 parcel and rezones Douglas Dam Road property; both measures pass 23-0

Planning and Zoning Director James Temple Jr. told the board that Tax Map 71 Parcel 110.00 (Paradise Ridge Drive) had never been assigned a zoning designation on the 2006 tax maps; the board considered Resolution 2026-04-01 to establish the parcel as R-1 (Rural Residential). "Recently it was discovered that in the 2006 tax maps this piece of property was never assigned," Temple said. Commissioner Greg Haggard moved the resolution and Commissioner Mike Chambers seconded; the resolution passed by the required two-thirds of full membership with a roll-call vote of 23 Yes, 0 No, 2 Absent.
The board also considered Resolution 2026-04-02 to rezone Tax Map 12 Parcel 56.01 (3463 Douglas Dam Road) from A-1 (Agricultural) to C-1 (Rural Commercial) at the request of Mark Strange. Commissioner Bryan Delius moved the rezoning and Commissioner Kent Woods seconded; the motion passed by two-thirds of full membership, roll-call vote 23 Yes, 0 No, 2 Absent.
Both votes were recorded by roll call and met the two-thirds threshold specified on the agenda. No amendments or conditions were read into the record during the meeting. The planning commission had recommended the actions to the board as noted on the agenda.
