Megan Rogers of the law firm Larkin Hoffman introduced revisions to the preliminary plat, noting several lot sizes were increased to 80‑foot lots to reflect earlier commission guidance. Commissioners debated the finished heights of homes along Beebe Lake Road and whether the community’s use of the term "villa" should be defined to distinguish single‑story units from two‑story options.
Commissioner Chad Olson moved the recommendation with the single‑story condition; the motion was seconded by Commissioner Gretchen Barrett and passed with Kolasa, Olson, Barrett and Ganfield in favor and Schendel opposed. Planner Cindy Nash had asked the Commission to make a recommendation so the City Council would have time to review the revised plat and PUD conditions.
The recommendation will be provided to the City Council for final action; the motion includes design condition language related to finished heights and permitted basement types for lots facing Beebe Lake Road.
