Commissioner Chad Olson introduced a request at the July 22 meeting to initiate zoning amendments that would add two residential districts to allow housing densities between the current R-1 and R-2 standards.
Olson said the intent is to create zoning options that sit between the lower-density R-1 standard and the higher-density R-2 standard. Commissioners discussed the financial and infrastructure implications of lower-density development patterns, including street and utility costs. Commissioner Jim Schendel noted, "costs for individual R-1 sized lots can be around $50,000 for just street and pipe costs for each lot in current environment," and added that costs rise as street frontage widths increase.
Olson said he would like the city to undertake an update of the Comprehensive Plan soon to inform possible zoning changes. The item remained at the discussion stage; no motion to change zoning was made at the meeting.
