The Statham City Council on Sept. 2 heard a public hearing on rezoning application R-25-01, a request to change the zoning of parcel ST06A 106 on Atlanta Highway from SR1 (single‑residential) to HB (highway business). City Attorney Jody Campbell told the council the ordinance framework allows the council to limit or prohibit particular businesses within the retail space and said council members have until the Sept. 16 meeting—two weeks—to provide a list of uses they do not want permitted.
The application was presented by Chad Fambrough, owner and operator of American Fabrication Corporation, who said the project would be a multi‑phase buildout and that the company intends to relocate from Suwanee to a single Statham location. Fambrough said the move and construction are expected to take "a couple of years," that he currently employs four people, and that truck deliveries and pickups typically total six to eight per month (up to 10 in busier months). He said the current plan allows for either one large retail space or multiple smaller units, depending on tenant needs.
Councilmember questions focused on allowed uses, traffic and access, and sewer availability. Councilmember Penn said he supports retail generally but does not want to see the same kinds of stores Statham already has or vape shops in the new space; Fambrough agreed. Council and staff asked about site access; Fambrough said trucks would likely use Hayes Lake Road. City Administrator Cheryl Venable and Jody Campbell relayed a staff question from Jerry Weitz about sewer versus septic; Fambrough acknowledged he knows there is no current connection to Statham's sewer and said he would plan for on‑site septic now and consider sewer hookup if it became available later.
No members of the public spoke in opposition during the hearing. The council voted 5‑0 to close the public hearing; no rezoning decision was made at the meeting. The next procedural step is for council members to provide any suggested prohibited‑use list by the Sept. 16 council meeting, after which the rezoning request will return for further consideration.
