Planning commission recommends IB zoning for parcels along W. Andrew Johnson Highway

On March 10 the Planning Commission voted 9–0 to forward REZN-3278, asking the City Council to rezone two unaddressed parcels on the south side of West Andrew Johnson Highway and east of Austin Road (totaling 2.92 acres) to IB (Intermediate Business). Planner Sabrina S. Tomassoni said the lots are currently split among OMP, LI and IB districts and that neighboring parcels include IB, OMP and LI uses.
Tomassoni noted a closed sanitary sewer easement running between the two parcels that would be rerouted and removed during redevelopment. Staff said the requested zoning would make the parcels consistent with the surrounding pattern and asked the commission to forward the request to City Council. Vice‑Chairman Jack Kennerly moved approval; Commissioner Alpha Alexander seconded. Vote: 9–0.
The commission’s recommendation will be included in the packet to City Council; any redevelopment will be subject to any required site plan review and easement relocation.
