At the Nov. 24 meeting the Planning Commission reviewed maps and a zoning proposal presented by staff member Nate (surname not provided in the transcript).
Nate displayed a series of maps, including North Branch reference maps, illustrating current business, residential (rural, R2 and R3 multi‑family) and industrial zoning. He outlined a proposal for potential residential expansion, business and industrial development, and a possible new R1.5 zoning designation with a defined minimum lot size.
Commissioners discussed the Highway 61 corridor and whether business uses could be permitted there while allowing existing residences to remain; they noted that under a rezoning to business, reconstruction of a destroyed house would not be permitted. Staff recommended requiring connection to municipal sewer and water where those services are available within 300 feet of a property to better support smaller lot development.
The commission did not take a vote on rezoning at the Nov. 24 meeting. Commissioners asked that the maps be presented to the City Council for review and that the public be invited to comment as the zoning conversation continues.
