The Kenosha City Plan Commission on Jan. 8 approved a series of conditional‑use permits, site changes and plats across the city, including a Pizza Ranch restaurant, a sidewalk waiver tied to a vehicle facility, an entry addition for the Boys & Girls Club, a drive‑through reconfiguration for Starbucks and multiple certified survey maps and a final plat.
Staff recommended approval of the Pizza Ranch at 4955 Green Bay Road (District 10); Daniel Baff of Bruder Becker Associates described design revisions including porches and building articulation, and the commission approved the CUP subject to the staff conditions. For 2717 18th Street (District 5) the commission granted a waiver deleting condition 2c (a required connecting sidewalk) after a nearby resident urged the commission to waive the requirement because of topography, a mature tree, and a history of the site without the connection.
The commission established conditions and scheduled a public hearing for a 636 sq ft entrance addition to the Boys & Girls Club (1430 52nd Street) and endorsed conditions to reconfigure a Starbucks drive‑through at 3910 75th Street; staff said the former gas station site had been remediated and that moving the driveway would improve traffic circulation. Commissioners also approved certified survey maps for properties at 4219 51st Avenue and 5215 28th Avenue (Kenosha Innovation Neighborhood) and a final plat for the Tyrell Woods subdivision; staff noted the Tyrell Woods plat will be followed by a developer’s agreement that will come forward to council.
Most approvals were recorded by voice vote and the transcript shows commissioners and staff concurred on the recommended conditions. Where specific conditions were discussed the commission directed staff to finalize them before forwarding items to the common council (when required).
