Shelton ZBA hears multiple smaller variance requests; several hearings continued for proper notice

Beyond the Waverly Road matter, the Zoning Board reviewed several separate applications and procedural items on June 16. A Bird/Birch Street applicant, Matthew Totis, sought a sideline setback variance for a detached garage but the board concluded the required abutter mailings did not meet the 10‑day notice requirement; the hearing remains open and the applicant must re‑mail notices and return next month with proof of notification.
An application for a one‑story addition at 176 Grove Street (applicant identified as Randy P.) requesting front‑setback and lot‑coverage variances was discussed; the applicant presented photos and said the lot’s odd triangular shape limits buildable options. Board members asked about water and sewer service; the applicant said the house is on city water and sewer. The board discussed motions related to Grove Street and to approving minutes from prior meetings and signaled that additional documentation and neighbor notices are required before votes.
Several other applicants whose materials arrived late were rescheduled for the July meeting. The board repeatedly instructed applicants to follow the statutory 10‑day abutter notice rules before the next hearing. No final votes on these smaller applications were recorded at the June meeting; most were continued to provide notice or to allow applicants to submit required filings.
