Maple Grove board affirms 2025 assessed values, including multimillion-dollar commercial parcels

The Maple Grove Board of Appeal and Equalization on May 6, 2025 voted unanimously to set the 2025 assessed market values for a series of residential and commercial properties, adopting the city assessor’s recommendations.
Mayor Mark Steffenson opened the meeting at 7:00 p.m. and said the purpose was “to reconvene and make a decision on the 2025 Estimated Market Values and classifications for taxes payable in 2026.” City Assessor Markus Yager explained the process and said “each petitioner will be notified by mail of the Local Board’s decision and, if they are not satisfied, petitioners may continue their appeal to the Hennepin County Board of Appeal on Monday, June 16, 2025,” language Yager said would be included in the assessor’s letters to petitioners.
The board considered individual appeals and staff-recommended values for properties where petitioners were not in attendance. Motions to set values carried by recorded unanimous votes (4-0) in each instance. The board set the 2025 assessed value for the Holiday Inn Hotel & Suites (11801 Fountains Way N) at $8,132,300 after noting its 2024 assessment of $7,393,000. The board set the Old National Bancorp/KleinBank parcel (11850 Fountains Way) at $3,667,300, the Darryl and Christine Dehn residence (10809 69th Avenue N) at $530,300, Dean Prabakar’s property (8993 Garland Lane N) at $447,000, Kelly Berge’s property (6562 Fountain Lane N) at $763,000, and Natalia Verkholyak’s property (12741 82nd Place N) at $316,400.
In addition to the individually considered properties, staff reported agreements with several property owners and recommended values to be included in the formal report. Those agreed values accepted by the board include, among others, GB Apartments LLC (13653 Territorial Road) at $29,750,000; TREA Park 81 East LLC – Amazon #2 (10440 89th Avenue N) at $29,930,900; REO Plastics (11850 93rd Avenue N) at $10,316,600; and multiple Exeter and other commercial parcels with recommended assessments ranging into the tens of millions of dollars. Councilmember Kristy Janigo moved to adopt the list of agreed values; Councilmember Rachelle Johnson seconded and the motion carried 4-0.
No petitioners were present for the appealed items listed in the minutes. The board recorded no additional public comments and adjourned at 7:12 p.m. City Administrator Heidi Nelson will include the results in the formal report; petitioners will receive written notice and information on the county appeal process.
