Norristown approves multi‑tenant redevelopment plan and signage at former pad on West Johnson Highway

The Norristown Zoning Hearing Board approved variances enabling redevelopment of a 1.9-acre vacant pad at 1820 Markley Street into a multi-tenant commercial building that will include five retail units and a drive‑thru restaurant.
Mahooa Realty LLC principal Nin (Nin) Patel and counsel Mike McGinness presented site plans showing a roughly 13,600 sq ft building, a 15-by-50-foot loading berth centrally located, two trash enclosures, and parking and circulation. Project engineer Anand Bot said the proposed loading berth (one space) will accommodate the expected deliveries—primarily small box trucks—and that accommodating three loading spaces on-site would reduce parking and increase impervious surface. Bot testified he had performed truck-turn analyses and that the loading location and a bypass lane would allow necessary vehicle movements.
The applicant also sought and won variances for signage: a 36-square-foot freestanding monument sign (the ordinance allows 15 square feet) and multiple wall signs and tenant panels where the code generally limits wall signage per frontage. Applicant testimony stressed legibility for six tenants and modest per-tenant sign area (approximately six square feet each on the monument sign). The board received some supportive public comment about economic activity and approved the variances. The developer will now proceed to land-development review and engineering review for stormwater, lighting, and final circulation.
