Westgate sees rising developer interest; daycare proposal and defense-tech inquiries noted

Commissioners received a Westgate update at the June 23 meeting outlining new inquiries, tenant timelines and public-safety measures.

Staff reported that Kid City USA, a daycare franchise, is pursuing roughly 7 acres near Westgate for a large center intended to serve infants through older children; an IU study cited a potential demand of about 150 slots for the Westgate area. Commissioners said they were surprised to hear the infant intake referenced as low as 6 weeks but noted that daycare licensing and site requirements can affect placement.

The commission also reviewed interest from out-of-state and international investors, including a delegation that included a visitor identified only as James from South Korea. Staff said several defense-technology and national-security companies are assessing sites in the area; the hypersonics building and another facility are expected to bring tenant occupancy and potentially hundreds of employees in the months ahead.

Prometheus staff reported internal setbacks that pushed anticipated ground-breaking from earlier in the year to September, citing a lost land purchase and the departure of an architectural firm. Commissioners described ongoing work to market Westgate properties and to coordinate with the Westgate Authority and neighboring counties.

Separately, staff and commissioners noted security concerns around Crane and the Westgate campus; the commission described an armed, low-profile detail staffed by off-duty state troopers at Westgate Academy and said local law enforcement coordinates across county lines when needed.

The commission will continue to track leasing and market developments and said it expects further updates at the July meeting.
