Fernandina Beach commission unanimously approves early termination of Atlantic lease, directs building inspection and HDC demolition review

City staff recommended early termination of the lease with Ernie Saltmarsh for the Atlantic (a waterfront commercial building) in light of planned waterfront work that will affect that area. Ms. Campbell presented the recommendation and said the city would not seek repayment of lease payments and Mr. Saltmarsh is not requesting a buyout. The commission considered an amendment to change the effective date to August 1 to account for previously paid lease amounts; the amended resolution was approved 5–0.

Ms. Campbell recommended the building official inspect the structure; she said she does not believe the building is pile-supported and that the floor and pilings are likely not salvageable but that the building official should make the final determination. She recommended forwarding any demolition application to the Historic District Commission (HDC) for approval. The owner, Mr. Saltmarsh, will salvage the sign and staff has asked the local museum to document the structure prior to any action.

Julie Ferrero, speaking from the audience, asked whether the leased land could be repurposed and whether a small portion of the building facade might be saved for an iconic element; commissioners discussed HDC review and potential opportunities for salvaging elements but emphasized the need for an inspection report first.

The commission approved the amended resolution to terminate the lease and instructed staff to proceed with inspection and HDC referral as appropriate.
