The Kenosha City Plan Commission on April 9 approved a three-part action to change the comprehensive plan and rezone 2926 and 2930 75th Street to allow retail use.
Staff recommended approval of a resolution to amend the 2035 land-use plan, a conforming zoning-ordinance amendment, and a rezoning from M-1 Light Manufacturing to B-2 Community Business for the two properties owned by 2926 75th Street LLC. Scott Moriarty, who identified himself as a member of 2926 75th Street LLC and owner of Music Ground in Kenosha, said he was present “to answer any questions for you.” Resident Peggy Keeling (District 8) spoke in support.
Staff told the commission the building presents a commercial front and that site improvements will be required to bring parking into compliance. The recommended approvals include follow-up work on parking-lot layout and façade modifications; staff said there is “plenty of room to make those modifications.”
Commissioners moved and seconded approval of items 1–3 together. The commission conducted a vocal roll call and recorded unanimous support; the chair recorded an aye and the motion carried. Staff will review the required parking and façade changes as part of the implementation steps before permits are issued.
The commission’s action advances the applications to the zoning and permitting stages; staff and the applicant will coordinate the required site adjustments and return as necessary for any plan-level checks or administrative reviews.
