The Nisswa Planning Commission and Board of Adjustment approved a meets‑and‑bounds subdivision (application 033‑25) Nov. 4 that divides a shoreline parcel into two lots, with both proposed lots served by city sewer.
Staff described Tract A as about 36,300 square feet with an average width of approximately 65.34 feet and an anticipated impervious level of 19.9% after the subdivision; Tract B was listed at about 30,666 square feet with a lot width above the 75‑foot minimum for sewer‑served lots and a proposed impervious of 24.8%. The parent parcel currently has two residences; one existing structure would be removed as part of the proposal. Staff had requested a wetland delineation; a subsequent letter from WDSH included in the record indicated no wetlands are present, and staff included the standard findings of fact and conditions in the report.
Commissioners moved and approved the subdivision with the conditions and findings recommended by staff. The approval changes ERC (equivalent residential connection) accounting from two for the parent lot to one and one for the two subdivided lots, per discussion in the staff report.
The approval is subject to the conditions enumerated in the staff report and standard recording/utility coordination steps before final platting or certificate of survey recordation.
