The Guilderland Zoning Board of Appeals approved an area variance on Jan. 7 allowing construction of a sunroom at 604 Washington Court within the required rear‑yard setback.
Applicant Tong Wang told the board that the proposed sunroom would sit 37 feet from the rear property line, where the required setback is 50 feet. Nicole Ventresca‑Cohen asked whether a homeowners association would be involved; Wang said there was no HOA involvement. Chairwoman Elizabeth Lott opened and closed a public hearing with no comments.
The board determined the application is a Type II action under SEQRA and therefore requires no further environmental review. With no further discussion, the board approved the area variance in a 5–0 vote.
