Applicant James Shulterbrondt spoke at the public hearing and confirmed the property address and his intent to place a manufactured home on the R‑1 lot. A neighbor and another resident who said they were not from the area offered support; Beverly Riley said she did not live in the immediate area but wanted to support the applicant’s request as an alternative to a five‑acre requirement.
Vice‑Chairman Timothy Biddle moved to approve the permit; Commissioner Jason Frost seconded and the motion passed unanimously. The commission recorded that approval is subject to the usual site requirements, including a successful septic/percolation test.
At the July 2 regular meeting the commission had earlier tabled a separate conditional‑use permit for 110 Stagecoach Drive because of pending litigation; that item remains on the agenda for a later meeting. The minutes note the commission will revisit the 110 Stagecoach Drive application once litigation details allow public action.
