Zoning board approves three variances and sign permits; minutes adopted

The Town of Guilderland Zoning Board of Appeals voted unanimously on June 3 to approve multiple routine items, including three area variances, meeting minutes and sign permits.
The board approved an area variance for 114 Fox Run Drive (applicant Ryan Lambert) to allow the construction of a garage in a side/front yard. Nicole Ventresca-Cohen read the legal notice; Chairwoman Elizabeth Lott moved to close the public hearing after no public comments and then to approve the variance. The motion to approve was seconded by Richard Villa and passed by a unanimous vote.
The board also approved a lot-line adjustment variance for 1140 Meadowdale Road (applicant Clayton Ash). Richard Villa read the legal notice and the board closed the public hearing and approved the variance. Chairwoman Lott identified the action as a Type II SEQRA, so no additional SEQRA motion was required.
For 11 Hamilton Street (applicant Sean Bayliss), the board heard an application to convert basement space in a multi-family building into additional dwelling units in a pre-existing nonconforming use. Board member Dave Messercola asked about fire-department connections during discussion. The board closed the hearing, classified the action as Type II SEQRA, and approved the variance by unanimous vote.
Other business included approval of meeting minutes for April 15 and May 6, 2026 (each 5-0) and approval of signage at 1475 Western Ave (Tempur-Pedic): permission to install two illuminated signs and to replace two wayfinding signs at the same address. All motions carried unanimously.
The board adjourned at the close of the meeting.
