Charlestown planners recommend approval of Gordon lot-line change and multiple SALDO waivers

The Charlestown Township Planning Commission voted March 10 to recommend Board of Supervisors approval of a minor subdivision (lot-line change) for Kevin and Candace Gordon and to recommend approval of multiple waivers from the Subdivision and Land Development Ordinance (SALDO).

Rob Lambert of Site Engineering Concepts said the Gordons discovered that an area they had been using as a garden was actually on their neighbor’s property and presented a plan to swap two equal areas of land. He said the revised lot line will be adjusted to meet a 20-foot setback from the neighbor’s driveway.

Lambert presented a list of requested SALDO waivers by section, which were recorded in the minutes. Engineer Dan Wright discussed wetland delineation and explained that a prior subdivision standard used 100,000 square feet as the gross-lot-area test but the current requirement is 80,000 square feet; Wright said the plan meets the current 80,000-square-foot gross-lot-area test and that updated wetland delineation is not necessary. "I am satisfied that the 80,000 square foot gross lot area requirement is met and that updated wetland delineation is not necessary," Wright said.

Commissioner Michael Churchill moved to recommend approval of the requested SALDO waivers; Commissioner Andre von Hoyer seconded. The commission then voted to recommend approval of the minor subdivision plan; both motions passed unanimously.

The commission's action was to forward the recommendation; the Board of Supervisors will consider the waiver requests and minor subdivision at a future public meeting.
