Zoning Coordinator Rebekka Borchardt presented a full site plan from Denyon Homes proposing a roughly 9,000-square-foot sales office and attached warehouse at 120 Eagle Nest Blvd within the Cedar Creek Haven Mixed Use Subdivision. Borchardt said the proposal meets C-1U zoning limits (site coverage about 73% versus an 85% maximum), complies with the 75-foot height limit, includes a screened accessory storage area for trailers, provides the required perimeter landscaping, directs stormwater to the subdivision’s existing storm pond, and incorporates eight full cut-off LED wall-pack fixtures for site lighting. Borchardt reported fire review was completed by Chief Briggs and recommended approval conditioned on compliance with submitted plans, obtaining all required building permits and installing signage for semis. The board approved the site plan on a 7-0 vote.
On a separate land-use item, Borchardt told the board a historical parcel consolidation and subsequent zoning-map updates left a residential lot mapped as Parkland and Conservancy (P-1) despite long-standing residential use. She recommended rezoning PIN 176-2807-253-0993 back to R-3 Single-Family Residential to align zoning with actual use; the board approved the rezone 7-0.
Village President Dan Helgeson presented the 2026–2027 slate of commission and committee appointments, which the board approved unanimously.
Administrator of Public Works Timothy Vergara summarized the Military Road Reconstruction Project and an intergovernmental agreement with the Village of Weston under which Rothschild will contract with the successful bidder and pay for water and sanitary adjustments on Weston's portion. Bids opened May 6, 2026. Three general contractors submitted proposals: Steen Construction, Inc.; James Peterson and Sons, Inc.; and Haas Sons, Inc. Steen Construction submitted the lowest overall bid at $1,226,527.25. The minutes list Rothschild’s construction cost as $1,052,167.25 and Weston’s share as $94,860.00. The board voted 7-0 to award the contract to Steen Construction.
Vergara also presented Amendment #1 to MSA’s proposal for on-site construction administration and inspection services in the amount of $117,400, described in the minutes as roughly 12% of the construction cost excluding water and sanitary work. The board approved the amendment 7-0.
