Butkus told commissioners the property consists of two parcels: a 4.3-acre front lot (with a DOT-approved curb cut and parking area) and a 12-acre interior parcel classified as farmland by the Town Assessor. Submitted materials included TAHD approval for a structure without plumbing, DOT encroachment and driveway permits (including a $10,000 surety bond), a State farmer tax-exemption certificate valid through 2/28/2027, a business plan, and letters of support from adjacent neighbors. Butkus said the family-run operation has held ticketed agritourism events and anticipates increasing such events in 2026.
Commissioners requested a surveyed site plan showing accurate dimensions and setbacks. Butkus said the survey and a revised site plan are expected to be completed prior to the next meeting. The commission continued the application to the June 15, 2026 meeting to allow submission of the requested survey.
