Athens City Council approves rezoning for 14.2-acre Habitat for Humanity development

The Athens City Council voted unanimously on June 22 to rezone roughly 14.2 acres east of Teresa Private Drive and north of West Hobbs Street so Habitat for Humanity of the River Valley can build a single-family residential subdivision.
Planning staff told the council the Planning Commission recommended the rezoning and staff supports it because the R14 district will allow single-family detached houses while providing a larger rear setback (35 feet under R14 versus 30 feet under the current R12 designation). Staff also clarified the development would not take access from Teresa Private Drive, which is private; access will be from Hobbs Street at the layout phase.
No members of the public spoke for or against the petition during the public hearing. The council suspended the rules and adopted the supporting ordinance on a 4–0 roll-call vote (Councilmembers Creasy, Lucas, Golden and Henry voting yes; Councilman Seibert absent). The ordinance rezones the described property to R14 (single-family duplex-attached residential district) while council and staff said Habitat for Humanity intends to build detached single-family homes.
The council’s action moves the rezoning forward to the record as adopted by ordinance; any subsequent site layout, access plan and final plat will be reviewed at the planning stage before construction permits are issued.
