River Ridge CDD authorizes RG Architects redesign of gatehouses and Bowman signage work

Eric Long presented RG Architects, P.A.'s fee proposal to redesign two gatehouses and to replace the main gate structure, describing the work as a facelift rather than demolition. The board discussed design elements, zoning and that a new elevation certificate and scanned original construction drawings may be needed; Mr. Krebs said construction plans might be on file with the Development Order.
Board members debated handling the $62,500 fee as an up-front deferred cost to be booked as reimbursable and invoiced when the CDD issues financing; design and permitting were estimated to take 12–18 months. Mr. Pires recommended that Bowman retain RG as a subconsultant under Bowman’s terms and that the Chair be authorized to execute documents after District Counsel and District Manager review.
The Board approved a motion authorizing Bowman to retain RG Architects as a subconsultant and authorized the Chair to execute necessary documents following counsel and manager review. The Board also approved Bowman Consulting Group's proposal for landscape architecture services for the Pelican Sound Master Signage Program, which will include replacement of monuments across the CDD and be budgeted under Pelican Sound replacement reserves; the signage proposal passed unanimously.
Mr. Blumenthal was assigned as Board liaison for communications and monthly updates; Mr. Long will take the lead on the gatehouse project and neighborhood coordination. The Board directed staff to provide information and renderings to neighborhoods when appropriate.
