Commission introduces three workforce and affordable housing projects, including 254‑unit View at Sunport

Bernalillo County staff introduced several affordable‑housing projects for the board’s consideration on June 23.

Economic Development Director Marcos Gonzales described The View at Sunport, a proposed 254‑unit workforce housing development near the airport that would use a non‑project revenue bond (tax‑exemption lease‑back) structure and several financing sources, including the New Mexico Finance Authority’s Opportunity Enterprise Revolving Fund. Staff estimated the project will provide roughly $10.5 million in property‑tax abatement over a 30‑year period and will include rents targeted to workforce AMI levels.

Sal Luna West, a proposed 185‑unit workforce project, was introduced with a staff estimate of about $11.5 million in tax abatement over 30 years. The commission also introduced a budget appropriation and alternative procurement to budget a capital outlay grant for a 20‑unit cottage project in the International District (state capital outlay and local matching funds are part of the mix). Commissioners asked for clarity on total project costs and abatement totals; Gonzales said more detail is available in project materials and that all items were introduced for future approval.
