Avondale Estates commissioners voted June 10 to approve two preliminary plats that clear early technical steps for redevelopment of multiple downtown parcels.
The first resolution covered properties including 136 Laredo Drive, 2968 Perry Street, 147 Oak Street and several Franklin Street lots. Commissioners referenced Planning, Zoning and Appeals Board (PAZB) recommendations and flagged a need for clearer pedestrian connectivity in one Oak Street area. One commissioner opposed the approval, citing what they described as "the cumulative effect of the variances that were granted" and saying that multiple variances and design exceptions represented a departure from adopted zoning standards.
A second, simpler preliminary plat covering 2804–2820 Franklin Street and 154 Olive Street included a clearly described pedestrian easement/right-of-way and drew less debate. Commissioners noted both items are preliminary plats — procedural steps to establish parcel lines and rights-of-way rather than approvals of building design or construction — and emphasized final plats and permits would follow later technical reviews.
Commissioner discussion also stressed that the PAZB's conditions should be incorporated, particularly where pedestrian pathways intersect stormwater features or lots. After discussion the board moved and seconded both resolutions; both motions passed by voice vote.
