Planning Board recommends 90-day TCO extension for 250 Turnpike Road amid septic and bridge issues

The Southborough Planning Board on June 22 recommended that the building inspector extend the temporary certificate of occupancy (TCO) for the storage facility at 250 Turnpike Road for 90 days from the date of expiry to allow work on septic systems and related site modifications to continue.

Applicant George Bond told the board a deteriorating pedestrian bridge and unresolved septic arrangements for the lower lot are the primary impediments to finishing the contractor's-bay building. He said the project team has identified an area behind the self-storage building that "has perked informally" and that formal perk testing with the Board of Health is scheduled when conditions permit. "We would like to build a septic system there that would service the self-storage facility solely," Bond said; the contractor yard would have a separate, smaller septic system.

Board member Mr. Murray moved to recommend a 90-day extension from the permit's expiry date; the board seconded the motion and approved it by roll call. Members noted the applicant has sought and received prior temporary extensions and that staff will expect the applicant to return with any necessary plan modifications (for lot adjustments, septic plan, or order-of-condition amendments) as those elements become finalized.

The extension keeps the project active while the applicant pursues Board of Health approvals, as-built revisions and, if needed, site-plan modifications required when the lot configuration and septic design are finalized.
