The Town of Red Hook Planning Board on June 1 approved a Special Use Permit and a Type II SEQR resolution for a 1,497-square-foot mixed-use accessory structure at 230 Rokeby Road owned by Erik Schmidt and Sequoia Neiro.
Applicants told the board the structure would include a carport, a massage studio and a cottage and described proposed siding materials; board members confirmed exterior lighting met zoning requirements. During public comment, neighboring property owner Constance Holzmann asked about anticipated traffic from the massage studio. Sequoia Neiro replied, "I see 0-12 clients each week with no more than two clients in one day." Arthur Salman moved to close the public hearing and the motion passed unanimously.
The board then approved a Type II SEQR resolution on a motion by Jay Quaintance, seconded by Maxine Coleman, followed by approval of the Special Use Permit on a motion by Nancy Low-Hogan, seconded by Jay Quaintance. All board members voted in favor of the motions.
The approvals clear the applicant to proceed with permits required under town regulations; the Planning Board did not record additional conditions in the meeting minutes beyond standard compliance with the approved site plan and zoning code. The applicants and the town clerk will follow typical next steps for filing and building permits.
