Planning staff asked the council to accept a petition to annex 9.32 acres at 3154 Brightar Road that would allow the applicant to pursue a Planned Residential Development (PRD) for 67 townhomes. Dana Gray said the parcel lies adjacent to existing city limits and that the city's future land-use designation (regional activity center) allows PRD.
Aaron McCulla of HRC Engineers represented We Partner Group, the applicant, and said the project would yield 67 for-sale townhomes with standard city requirements for parking and amenities. McCulla confirmed the petition seeks annexation acceptance to start the county's 45-day review clock; if the county accepts, the matter will return to the city for rezoning and development approvals.
Council members asked why the applicant preferred annexation into the city rather than staying in the county; staff said PRD zoning and city services make the proposed plan more feasible and attractive for the developer. No vote occurred at the work session; council agreed to take the annexation petition up on Monday when the item will appear on the agenda for formal acceptance or denial.
