The Village Board approved advancing a conceptual commercial multi-tenant building at 695 West Northshore Drive to the plan commission for formal site and engineering review.
TJ Aik, the construction manager with Achic, Inc., presented the concept, describing an approximately 11,500-square-foot single-story Georgian-style building with an end cap tenant who is relocating an existing business and potential tenants that could include a pediatric facility and a children’s play area. A wetlands delineation was completed and passed, Aik said, but he and trustees noted county road access and turning-radius constraints could complicate selling or developing an adjacent lot.
Board members asked about incentives—tax abatement or other assistance—and Aik requested help if possible, noting the owner has an accepted offer and a limited option period. The board stressed that tonight’s approval was conceptual: sending the project to plan commission permits staff and engineers to begin civil design work and allows the plan commission to examine technical details before returning to the board. The motion to send the concept to the plan commission carried.
Next step: the project will proceed to detailed civil design and plan commission review; staff anticipated further discussion about access, parking and potential incentives.
