The Waukesha City Plan Commission on May 27 approved two conditional use permits: one for Juanito Auto Care at 400 West Sunset Drive and one for Wisconsin Metal Parts LLC at 2100 Airport Road.
Charlie presented both applications. For 400 West Sunset Drive (Juanito Auto Care) staff described an interior auto repair operation located about 400–600 feet from the nearest residential use, with seven vehicle spaces inside, 1–2 employees on site and proposed hours of 9 a.m. to 7 p.m. Staff recommended approval with conditions including that any vehicle stored outside must be licensed and operable and not stored more than 20 days, at least two employee parking spaces and one customer space must be available at all times, no automobile sales on site, and that an occupancy permit and change‑of‑use analysis by a licensed design professional be completed before operations begin.
For 2100 Airport Road (Wisconsin Metal Parts LLC), staff said the building sits near the Waukesha County Airport and is within the M3 limited business and manufacturing district. The applicants proposed interior metal fabrication, stamping and painting operations; staff recommended approval provided all work remains inside, any outside storage be properly screened and the property obtain an occupancy permit and change‑of‑use analysis. Commissioners asked about an existing gravel access drive and whether the airport or neighboring properties needed it; staff said any gravel drive would not be permitted in M3 and it would have to be paved or returned to grass before occupancy.
Alderson Moulton moved to approve the Juanito Auto Care conditional use permit subject to staff comments and the motion passed by voice vote. Alderperson Wells moved to approve the Wisconsin Metal Parts conditional use permit with staff comments and that motion also passed by voice vote.
Both approvals were subject to the usual conditions: completion of required building work, an approved occupancy permit, change‑of‑use analysis and compliance with fire and engineering comments before operations may begin.
